Guest Insider I’ve learned to show grace bc expecting someone to be like us is just not realistic. I’ve pretty much given up on anyone to be like myself or my maintenance supervisor… it is hard for them to understand how we view things bc they’re not responsible for literally everything but - if paperwork is not done properly, we’re not supposed to pay the bonus so you could use that for that issue.

Shannon Clark was a sale and they would move those managers instead of promoting me. I trained all nee APMs in Texas and was sent wherever they had delinquency issues... Then I maxed in payroll and was not given a raise despite scoring above threshold for 5% (which was the max at the time). It broke my heart to leave, but I'd been in 3 markets in 6 years with them and I just couldn't wait for them to prioritize my growth!
I went to what is now called RPM & had an okay experience.... it wasn't bad or good, but I cut my teeth as a PM. I was lucky to have a friend introduce me to a VP and from there just communicated here and there fpr possible opportunities... Financially, I cannot go back, but I miss the APM role every single day.

Guest Insider Remember bate time so be patient. But! Sounds like roof 🐀 possibly. Do you have any trees running against the roof line? If so have them trimmed back from the buildings. These rats are very agile. Pest control can quote out remediation and seal the entry points. There is no quick fix but sounds like you’re on the right track.
It’s important that your residents do their part to. Walk your units to check for cleanliness. Advise them not to leave trash out.

Guest Insider a maintenance guy needs to go seal up all holes around the exterior. Look at caps on the roof seal around them, betwen the roof and the siding. Also, need him to go seal up any holes under kitchen and bathroom sinks, pull appliances out and make sure there isn’t any room at all for a rat to come in. They can get thru small cracks. Remember they eat spray foam. So for bigger holes you might need to put some wood and then seal it. If you have any new construction going on around you even road construction that’s also where they are coming from. Good luck

It’s that time of year again! We are 75% done with our lease up and our residents have decided to throw absolute ragers at the pool. We’re talking about 5-6 50 gallon trash bags of trash on Friday and Saturdays. Full blown baby showers and birthday parties on top of cookouts. I had no less than 7 people come to me yesterday alone about how POPPIN the pool was on Saturday after the office closed.

Guest Insider As others stated send emails post notices no improvement reduce pool hours, I am sure others will not like but over all the majority will appreciate it as those are not the offending rule breakers. Or have on-site teams to random spot checks courtesy patrol do spot checks.

Is everyone seeing massive Waste Management increases? We used to be at $1200 per month for 3 dumpsters, 3 pick ups a week and 6 recycle cans. Now we are at just under $2600 per month. I called and they couldn’t offer an explanation other than everything has gone up and it is what it is. Yikes!

Guest Insider I don’t know where you are but I’m in south Texas. Summer has already hit (heat-wise) and it’s getting very busy work order and unit turn-wise, on top of the A/C calls. School is almost out, the pool needs to be ready by this weekend (if not already) and the leasing staff is pulling out all the stops to get heads on beds. Can you commit to turning two down units a week on top of everything else? Six weeks minimum!

Guest Insider Geeze! It would save money on vacancy loss/ loss to lease to contract it all out and have them ready in 3 weeks. That is gonna take no less than 3 months. You have to plan for the unexpected which will cause delays. I hope your owners reconsider just knocking it out with a contractor/ vendor so your crew can ensure retention

Hello, I manage a small property management company and until now we have not had a parental leave policy.

Guest Insider Not that I’ve had my babies while in the industry but I wouldn’t follow the norm.
The first company I worked for, there was no paid leave and I had to file short term disability. After, the state did pay me a portion of my pay for 8 weeks. It was like $200 a week, that was nothing. I took 2 weeks off before giving birth - no pay.
But my employer did say I could take off as much time as I needed. My job would be here when I was ready, I just wouldn’t be paid. Which regardless of the pay, it was nice to not feel rushed back before I was physically or mentally ready to return.
I wasn’t ready to return regardless but I returned after 5 months. I was even allowed to bring my baby in for a few hours occasionally when my husband wasn’t able to be home with him because of work obligations. I was also allowed to leave for his pediatrician appointments and then return to finish my time that I’d missed.
I even had a coworker at the same company and his wife needed to be in bed rest but they had...
