Allie Gartside Office Rule - team morning property walk with coffee/tea. This way everyone is on the same page. This task doesn’t get dumped on anyone person. And any issues can be addressed at the start of the day. Then we’re also not thrown into emails, meetings and phones. It’s almost like to ease you into the day.
Property walks SHOULD be done everyday. Not enough managers get out of their chair and actually walk the property. I’ve had to beg managers before to come and even look at our vacants. So to have that, and it be respected by upper management and owners. It would be nice.

Perk for residents or even just a perk for staff - onsite childcare/before or afterschool care. Make it discounted as even more of an incentive to rent there. I’m also sure some parents would pay more for the convenience itself but as a parent I recognize how out of control childcare costs are. I’d rather help than hinder.

Guest Insider Cart rentals for the residents in midrise or single level communities. Like shopping carts or the valet type carts from hotels. The carts are too expensive for properties to afford, but if they had a stand where they could rent one for 15 minutes from a third party vendor then it would solve a need.

Amanda Patterson There is a major privatized military housing company that uses entrata currently. Ad much as I despise entrata, they've made waves for military housing.
Think of it like a mix of yardi and realpage/onesite. Again, not my favorite but they switched because Yardi couldn't keep up with the demand.

Guest Insider I like both yardi and Entrada.
Entrada is very user friendly, but I don’t like the flow of it. It almost was too simple if that makes sense. Also they don’t have other components to integrate with.
Yardi is not super user friendly but I like the flow of it. I like the fact that you can do the same thing no matter where you are in Yardi. I feel like the invoice flow is much better than Entrada. Yardi also has other products that come with voyager, like CRM which manages the flow of your traffic, prospects, follow ups ect. It also flows with Hapoy co which is a great tool as well for all unit inspections, move out inspections, property inspections ect. I feel like yardi is more versatile. But also more expensive. With yardi you have more options. But this is just my opinion.

Guest Insider Both integrate well with every additional vendor you want to implement. From a leasing and marketing standpoint I’d say Entrata is far superior. It’s super user friendly. From a reporting and accounting standpoint, most say Yardi is better.
Entrata has their own built in CRM. Yardi we always added Knock aka extra $$$ for adding the CRM. Yardi was developed by accountants so it’s great for reporting but accountants probably aren’t the best to design the leasing and marketing piece of the software and where it causes some odd flows in Yardi.

And we are also conventional and military housing. I feel like I wouldn’t know how to operate if I only had one vs. both. Yardi is used for the accounting items and Entrata is where the resident portal and items for resident file are.

Guest Insider Entrata customer service is everything you wish RP and Yardi could deliver. It’s far from perfect but if you’re looking for a better customer experience to return the favor to your clients, I think Entrata provides it in spades.

We are weighing the pros and cons of hiring additional maintenance techs versus using a make-ready company to turn over the apartments. If you are doing the make-readies in-house, does your lead maintenance take care of these or another maintenance tech? I'd love some feedback on what's working for you and its cost-effectiveness.
